Ennie, Meanie, Minie, Moe...

I am going to be a lean, mean making machine this afternoon since bookclub is at my house tonight (thank God my house is clean since we had YET ANOTHER, open house on Sunday....ugh....lots of people one person came back 3 times in 1 week...no offers).


But....here is where my mind has been ...options, options, options....

WARNING: Higher cost of living so no where near same house to $ ratio :( Remember, Madeline sees potential in all...she knows they are diamonds in the rough :)

Number 1

Pros:
LOVE this house...great location....GREAT PRICE, GREAT neighborhood (no way in heck could we afford any other house in this neighborhood...., great room size for an older house and room to expand in attic and basement. LOVE. THE. PORCH.
CONS:
On a busy 2 lane road. Can't hear ANY noise inside the house....but outside...woooosssshhhh, woooossshhh, woooosh (everyone is 20 miles over the speed limit), small patio backyard that looks into neighbors, would have to put up a fence, no garage or room to build one, on hill

Number 2

Pros:
GREAT FLOW... flat lot, already finished attic, basement is big enough to finish. Love the arches (I mean come on...look at my current house). Great neighborhood (the one with the tot lot), park down the street with a dog park and a kiddo park. Close to tons of shopping. Good room sizes
Cons:
Will have to paint EVERY ROOM and take down A TON of wallpaper, kitchen needs major help but has potential. No garage but room for 2 car garage.  $50,000 more than last house

Number 3



Pros: Cheap as all heck ($200,000 cheaper than #1), flat lot, great neighborhood, raw space. Same neighborhood as #2.

Cons:
Complete gut and full on major renovations....sigh.
Major Con:
Priced for a bidding war and probably won't take contingency. Already 2 offers by this morning.

This is fun! I love looking at houses. Depending on whether #1 is decorated your taste or not, it looked the most move-in ready (nicest on the inside and super cute from the outside). The busy street thing would be a deal-breaker for me, though . . .but I'd only consider that if you're thinking about kids.

#'s 2 and 3 look like they have lots of potential, just differing on how much work you want to put in. Looked like #3 would need significantly more work. Removing wallpaper and painting in #2 will be a pain, but totally DIY-doable (especially if you need help offsetting the higher price). I think the dog and kid parks nearby are a huge plus.

Wow, what a tough decision. I'm in love with #1, so much so that I don't even want to look at #2 & #3.

They really do have potential though!

I am living vicariously through you! I agree that #1 is super cute and I love the porch and patio. But the busy street wouldn't work for me either.

I think #3 has the most potential, though of course it requires the most work. #2 could work, but it's not very exciting from the outside. But I know that once you got your hands on it, it would of course be a showpiece. And it sounds like the neighborhood for #2 & #3 is ideal with the kid and dog parks.

Can't wait to find out what you decide! And good luck selling the Savannah house!

Like all the others, I am living vacariously through you! I love looking at houses and I wont be able to do so for at least another 6 years :(

I LOVE #1!!!! At first when I saw the pics I was like, OMG , SO in love! I love how it is decorated adn that PORCH. oh that porch.
But, the busy street..well, that is a toughie. Still doable though, I mean like ya said you can't hear on the inside right?? :)

I see most potential in #3- a lot of work but you EXCEL in renovations so if anyone can do it YOU can my dear!!! And it would be looking fabulous after you got your hands on it!!
